Fixed-fee Form 11 returns for Irish landlords. We claim every allowable expense, file on ROS before the deadline and tell you exactly what to pay.

Most landlords who do their own return miss something. We check every allowable cost against your rental income, including:
| Expense | What to know |
|---|---|
| Mortgage interest | Interest on a loan used to buy, improve or repair the property. You must be registered with the RTB. |
| RTB registration fees | Fully deductible each year you pay them. |
| Repairs and maintenance | Painting, fixing boilers, replacing broken items. Improvements go to your CGT base cost instead. |
| Letting and management fees | Agent fees for finding tenants and managing the property. |
| Insurance | Buildings, contents and rent guarantee cover. |
| Wear and tear | 12.5% a year over 8 years for furniture, fittings and appliances. |
| Accountancy fees | The cost of preparing your rental accounts. |
| Service charges and bills you pay | Management company fees, and utilities if they are included in the rent. |
We also check if you qualify for Residential Premises Rental Income Relief, Rent-a-Room relief or relief for pre-letting expenses on a property that was empty. Local Property Tax is not a deductible expense; see why LPT is not deductible. For the full list, read rental income tax deductions and what expenses a landlord can claim.
