Frequently asked questions

Do I need to file a Form 11 if I only have one rental property?

If your net rental income is over €5,000, or your total non-PAYE income is over €5,000, you must file a Form 11. Below that, PAYE workers can usually declare it on Form 12.

Can I claim mortgage interest on a rental property?

Yes, 100% of the interest, as long as the tenancy is registered with the RTB. Capital repayments are not deductible.

How much tax do landlords pay in Ireland?

Rental profit is added to your other income and taxed at 20% or 40%, plus USC and PRSI. Use our rental income tax calculator for an estimate.

Can you help with an Airbnb or holiday let?

Yes. Short-term lets have their own rules. See Airbnb and short-term let tax.
